Houston-based Verde Development Group II is putting up the warehouse on 8.2 acres at 1200 E. Barbours Cut Blvd., bought from Frank Kubiak, a Houston land speculator, Doyle Toups with the Houston office for Grubb & Ellis Co. tells GlobeSt.com. The property's asking price was $2.50 per sf, which factors out to about $900,000.

Toups says the land was on the market just under a year. It garnered considerable interest, but Verde Development put the first serious offer on the table. Verde Development declined comment on project details, but Toups hints that a tenant could be in hand for the warehouse. Toups represented both buyer and seller in the deal.

About 30 miles southwest of LaPorte, James C. Brady, a Galveston investor, bought a 30,228-sf industrial building at 7002 Harborside from Houston-based Cemex Inc. Toups, who represented the seller, said Cemex's Galveston facility was used for a variety of purposes, including equipment storage.

According to Toups, it took about six months to sell the industrial site, marketed at $395,000. The offering, he says, grabbed the attention of five solid prospects. Now, Brady is looking for tenants to fill his newest acquisition. Karen Flowers with Joe Tramonte Realty of Galveston represented the buyer.
