The done stack holds a $1-million acquisition of a 12,000-sf office building at 3003 Carlisle by a new buyer around town with eyes on more office product, Kenon Perry, an associate with Insignia/ESG's Dallas office, tells GlobeSt.com. The buyer, Fadality Real Estate, will move into 3,400 sf to take the Uptown building to full unless, of course, a tenant comes knocking on the door.

The Dallas-based seller, Gaines Stanley, was seeking close to $1.2 million for the asset, which has been on the market for a year. Perry says Fadality wasn't the high bid of the three offers on the table. "They liked us because we had the ability to close in 30 days and had good financials," he says.

Steve Burris and Sean Porter, both with Dallas-based Capstone Commercial, represented the seller. Dallas Central Appraisal District records show the sellers as Stanley Gaines and Vickie Stanley, with a Lemmon Avenue address in Uptown.

The 28-year-old building, sitting on less than an acre, was assessed at $661,110 last year, according to county records. Key to the extra money at the closing table is the PD 193 overlay, which in Dallas lingo means just about any use passes muster for the property. Right now, the building is nestled among other small office buildings and residential, with a Post Properties apartment complex right across the street. Also across the street is a vacant tract of about 6.4 acres that's attracting its share of attention from investors.

Perry says he has "four or five companies circling" at an asking price of $75 per sf. A sale and subsequent development would "only skyrocket the price of 3003 Carlisle," he quickly points out.

Fadality Real Estate is led by Whitfield Fadal of Waco, a longtime friend of Perry's who's now seriously shopping Uptown for more office buildings. "We have our eyes set on two more," Perry confides.
