Chris Migliori of Daum Commercial Real Estate Services' Anaheim office says Orange Investment Partnership of Buena Park's new purchase sits on a 1.4-acre tract at 3587-3589 N. Harbor Blvd. One of its major tenants is Marmac Field Services, an engineering firm, which occupies 11,000 sf.
Migliori represented Orange Investment Partnership, with Mike Miesenbach and Brian Garbutt of Lee & Associates in Newport Beach negotiating on behalf of the seller. The building is a concrete tilt-up and wood structure, approximately 75% of which is two-story office space.
Migliori and other brokers say leased industrial investments, always popular with investors, have gained in popularity at the same time as investor interest has grown in owner-user buildings. The result has been strong industrial sales despite weak leasing, although recent reports suggest that leasing has improved slightly in the county's industrial market.
