"That's pricey, even for the best class A office space Downtown," a central business district broker tells GlobeSt.com on condition of anonymity. Average class A asking rates Downtown run from $20 per sf to $24 per foot.

The 12-year-old, 11-building King Plow Arts Center is located at 887 W. Marietta St. NW, in a former industrial district near Downtown. The project offers an alternative office location for tenants who need to be in town but don't want to be part of the Midtown and Buckhead submarkets, brokers tell GlobeSt.com.

The bulk of the renovations and conversions, from manufacturing plant to shelter product, were made by the King Shaw family from 1991 to 1995, according to the property's Web site. Smith-Dalia Architects designed the work.

The property has won awards of excellence for architecture from the AIA Urban Design Commission, the AIA Georgia chapter and the Georgia Trust for Historic Preservation.

About 65 tenants, representing a half dozen fine-art areas, occupy most of the loft space, according to the Website.

The center has retained Atlanta-based Bull Realty Co. to handle sales and marketing. Brokers Larry Culbertson and Daniel Latshaw have set up a sales office at the site.
