John Griffin of Voit Commercial Brokerage's Irvine office says Bayou Ranch Co. acquired the property, which is in the Irvine Business Complex, to expand its industrial footprint in Orange County. Griffin represented the buyer in the 1031 Exchange, with Louis Tomaselli and Mitch Zehner, both in Voit's Anaheim Metro office, negotiating for the seller, Pullman Associates. The freestanding, single-story facility is occupied by carpet manufacturer, Fabrica, which has been a tenant for 15 years.
In the other deal, ALT Wheels acquired a 32,022-sf industrial building in Voit Brea Business Park, at 705 Challenger Lane in Brea, for $2.7 million. Zehner says ALT Wheels, formerly of Santa Fe Springs, was looking for a new industrial building with 24-foot clear heights and dock-level loading.
Zehner and Tomaselli, represented the seller, Voit Development Co., which has sold all but five of the 18 buildings in the new business park. Brad Christian of Colliers Seeley International's Anaheim office represented the buyer.
