The project, which is being developed by International Real Estate & VTS Development LLC of Otay Mesa, will rise on a 7.28-acre parcel between Carr Road and Stergios Road. It is expected to incur a construction cost of approximately $5.2 million.

Irvine-based Ware Malcomb has recently been awarded the design of the property, which will consist of three facilities – Building F, Building G and Building H. When completed, Building F will encompass one story and 44,000 sf. It will be divided into six office/warehouse suites, as well as one suite available for office build-to-suit. Building G, a two-story, 45,336 sf structure, will house both office/warehouse suites and a pure office sector. The office/warehouse component will be located on the first floor with the office suites upstairs. Building H, a one-story building totaling 21,975 sf, will be comprised solely of office/warehouse suites.
