Cecilia Parada bought the building because it's close to her home, Keith Lloyd with the Houston office of Grubb & Ellis Co. tells GlobeSt.com. He says it also provided "a good value for the money." The 12999 Jess Pirtle Blvd. building, situated on 2.5 acres, was sold for close to the asking price of $990,000, he says.
Parada will use the building as a sales and marketing office for Royal Prestige cookware. She is not planning any major rehab to the building, according to Lloyd.
Seller Sugar Land-based Millis Development & Construction Inc. and its subcontractors previously used the building as their operations base. But, their new building elsewhere in Sugar Land pushed the Jess Pirtle property to market about four months ago, says Kolbe Curtice of Curtice Commercial Real Estate in Sugar Land. Three offers rolled in for the small office building, constructed in the early 1980s.
The building is located in the Sugar Land Business Park, a 1,000-acre, master-planned office and industrial project developed by Sugarland Properties. The last 100 acres were recently sold to the Houston-headquartered Simpkins Group. The 25-year-old Sugar Land Business Park now contains 3.5 million sf, with a 75% occupancy. Parada's building is located west of the park's epicenter between Industrial Boulevard and Eldridge Road in a neighborhood with Haag Engineering and Applied Optoelectronics Inc.
