The first to cross the finish line is Unique Motorcars, which struck a deal with its longtime building owner, TA Realty Associates of Dallas, to exit 6,000 sf at one location and set up shop in 28,000 sf at 13950 Senlac Dr., now being retooled for the arrival. "That building's being put to bed for a long time," Craig Hughes, marketing director for Dallas-based Holt Cos., tells GlobeSt.com of the long-term leases that he's collecting for TA Realty Associates.

The deal with Unique Motorcars, led by partners of a Dallas insurance company, has sparked a rehab to convert a distribution building into a manufacturing facility for the production of GT 500E Shelby Mustangs. The rehab includes customizing the space with 1,500 sf of showroom area for a Hall of Fame and a three-stage paint booth for the assembly line.

The limited edition vehicles, 1968 bodies with 2003 guts, are selling at prices upward of $150,000 apiece. Hughes says the inbound tenant has sold four, has orders for 40 more and is holding a contract for another 475 muscle cars for legendary racecar driver, Carroll Shelby.

Unique Motorcars will employ about 30 in office and production jobs at the site. David Dunn of Dunn Commercial LP in Arlington represented the partners, who have flagged their hobby for an income-producing business.
