Coffee distributor Big Train paid $1.8 million for an 18,226-sf building at 30432 Esperanza in the Brookhollow Business Park, where it will move from nearby Foothill Ranch. Big Train is scheduled to make the move in August. Mark Jerue and Craig Fitterer of the Irvine office of Lee & Associates represented the buyer, with the seller, Brookhollow Business Park of Newport Beach, represented by Greg Haley of CB Richard Ellis Inc. in Newport Beach.

The other buyer, Kensington Electronics, will be moving from Aliso Viejo to a 10,168-sf building at 30332 Esperanza in the Fairbanks Business Park. Kensington paid $1.3 million for the facility, according to Mike Baker and Guy LaFerrara of the Irvine office of Lee & Associates, who represented the seller, an Orange County-based private investor. The buyer was represented by Rob Johnston of Johnston Pacific in San Clemente.
