Brook Mays signed a 10-year lease at the spot, Greg Bracchi ofthe Staubach Co.'s Dallas office tells GlobeSt.com. He says thefirm tends to grow by merger and acquisition and many times thetakeovers come with small leased spaces. Once Brook Mays takesover, he says they reposition the store to a larger format,typically 8,000 sf to 10,000 sf. Bracchi says he will complete fouradditional store relocations for Brook Mays in Houston thisyear.

The Friendswood store will share the building with Tweeter Inc.,an electronics retailer. Bracchi says the two tenants practicallyevenly split the space in the freestanding building, a one-timelocation for Krauss Custom Crafted Furniture. Charles Scoville withthe Houston office of United Equities represented the buildingowner, Union Place Group LP.
