In Dallas, Pharmatex USA Inc. just unlocked doors on 8,712 sf at 3138 Quebec St. The Encino-based medical supply company signed a mid-term lease packaged by the building owner's rep, Brett French of Property Advisers Realty Inc. in Irving, and John Lancaster of Dallas-based TIG Real Estate Services.

French tells GlobeSt.com that he turned around the flex space in an "as-is" deal on the day it was to empty in deal making that kept occupancy at 45%. Now, he's focused on working two more leases that would fill the 47,300-sf building, owned by Woodhill Square JV of Dallas.

Alliant Event Services Inc., an audio-visual business based in Pomona, took 2,500 sf at 10555 Newkirk, a five-building complex with 155,000 sf. French represented the building owner, Madison Decker Ltd. of Dallas and was the lone broker negotiating the mid-term lease. Alliant is a national company with such customers as trade shows, event planners, hotels and live entertainment productions.

Also at the Newkirk complex, Acheeve Inc. held onto 10,290 sf. A tenant since 1988, the auto parts distributor re-upped for the mid-term at 10625 Newkirk. The complex is down to two vacancies, totaling 35,000 sf, French says. Charles Kidd of the Kidd Co. in Dallas represented Acheeve.

Dallas' Glazer's Wholesale Drug Co. is setting up its first warehouse/distribution facility in Austin, selecting 11,033 sf that delivered a lease-up for the 81,933-sf Tuscany Center Six, according to Hunter Barrier, president of McShane Corp. in Austin. Move-in takes place in June.

The Chicago-based McShane Cos., the Tuscany Center owner, was represented by its vice president, Graydon Laguarta, along with Michael K. Tipps and Charles G. Hill, both with Austin's Colliers Oxford Commercial. Chad Marsh of Endeavor Real Estate Group LLC in Austin brokered the long-term lease for the tenant, the state's largest distributor of malts, spirits and wines and one of the largest in the US.
