Rexford says the building is situated along the "210 Tech Corridor," a stretch of industrial and office developments along the 210 Freeway. The property, which underwent a complete renovation in 2000, is 100% leased to Integrated Micromachines Inc., a manufacturer of 3-D optical switches and related components. Rexford was represented by John Rothwell of the Newport Beach office of Daum Commercial Real Estate Services. Bixby Ranch was represented by Stuart Milligan and Scott Schumacher ofCushman & Wakefield in Los Angeles.
Privately held Rexford purchased the property as a long-term hold for its expanding San Gabriel Valley portfolio of industrial properties. The building, which is situated on five acres, is entirely climate-controlled and was previously occupied by Boeing Aircraft Co. The free-standing structure also features six parking spaces per 1,000 sf of building area. Rexford Industrial LLC is an acquisition, development, and management company with a target market of stabilized and value-added single and multi-tenant industrial properties, with a focus on class B and C buildings.
