The project was proposed under Chapter 40B, the state's affordable housing law, which requires that at least 25% of the units are affordable. If the town does not have 10% affordable housing, the developer can bypass local zoning laws to get its project approved. A town representative tells GlobeSt.com that the town currently has about 5% affordable housing, but this project, along with a 61-unit senior housing project that is currently being built, will push the town over its 10% requirement for affordable housing.
The approval process for the 300-unit project, known as Jefferson Place, was complicated because Dedham does not even have zoning for apartment units. "We needed to be careful," she says.
