The operation left behind unpaid rent to EDG and about $2.5 million owed to subcontractors who claim they weren't paid.

Now, Curt Sims, a nightclub and restaurant operator in Denver for the past 20 years, has signed a 10-year lease for all of the space. He plans to open a low-priced Mexican restaurant on the third floor in the next 30 days and a nightclub on the second floor in August.

In three weeks, Sims also plans to open the Cielo Mexican restaurant in the former Denver Buffalo Co. at West 11th Avenue and Lincoln Street at the edge of downtown. He also owns the well-received Lime Mexican restaurant and the Lucky Star Club in the Lower Downtown area.

Susan Cantwell, the general manager for the Pavilions, is a long-time friend of Sims. Before joining Pavilions, Cantwell was the general manager at Larimer Square for 12 years.
