TheraWorks' office will be part of a 27,000-sf professional center, now 90% leased to mostly medical tenants. David Dabbs with Houston's Betz Commercial Brokerage Inc. tells GlobeSt.com that the building didn't start out as a medical office property, but now has only one, Charles Schwab, that doesn't fit that profile. The roster includes an asthma specialist, an obstetrics and gynecology practitioner and a Texas Children's Hospital pediatric office.
Finish-out is underway on the TheraWorks space, with occupancy planned for mid-July, Dabbs says. The lease terms were not disclosed, but the single-story building's quoted rate is $15.50 per sf triple net.
