"We gave it some good attention and got a little creative," Tom Atkinson, with the Industrial Professional Group of Grubb & Ellis|BRE Commercial, tells GlobeSt.com of the marketing approach that led to the complex's quick turnaround.
Atkinson and partner, Marc Hertzberg, took over the leasing duties at the 8581-8643 W. Kelton Lane property in Peoria about 10 months ago and, armed with a marketing strategy designed to attract smaller tenants, soon inked leases with three local businesses.
Auto Re-New LLC, an auto detailing firm, took 4,558 sf; Stand Up MRI of Arizona LLC, a medical imaging company, leased 3,070 sf; and Brewer Plumbing, a plumbing operation, grabbed 3,085 sf for its administrative offices. The leases range from five to 10 years. And, said Atkinson, three more tenants are waiting in the wings to sign deals at rates ranging from 80 cents per sf triple net for warehouse space to $1.25 per sf for office space.
Atkinson and Hertzberg represented the Dallas-based building owner, Jackson Shaw Co. in all three transactions in addition to assisting Auto Re-New in its pact. Representing the tenants in the other transactions were Scott Hardin of Coldwell Banker Commercial in Phoenix, who assisted Stand Up MRI, and Larry Cohen with the Fulton Andrew Co., also in Phoenix, who represented Brewer Plumbing.
