The Fort Bend Family Health Center added a 3,050-sf location to its roster, signing a long-term lease for 8150 Southwest Freeway near Bellaire in southwest Houston. Charles H. Herder and Coy Davidson, both with Colliers International's Houston office, represented the tenant in the lease negotiations. Davidson tells GlobeSt.com that the clinic is being built out so that it can open in early August.
Davidson says the Fort Bend County-based operator kept the site search to the southwest sector. Founded in 1974, the health-care provider has clinics in Stafford, Richmond, Wharton and Arcola. The service area is Fort Bend, Wharton, Waller, Harris and Colorado counties.
The winning building took the deal because it offered the best choice available in the submarket's inventory, according to Davidson. The 36-year-old office building is a 117,825-sf design situated on 11.5 acres. Gary Smith of Republic Central Realty represented the building owner, West Houston Holdings LLC.
In the far west submarket, Echo Medical Systems leased 2,420 sf at 16203 Park Row. Andrew Sowell and David Boyd, both in Boyd Page Commercial Real Estate Services in Houston represented the tenant and the building owner, Techniplex Business Center LLC in the talks.
