The tenant signed a seven-year lease for a service center in the northwest submarket, Michael Palmer, vice president in Houston for CB Richard Ellis Inc., tells GlobeSt.com. The move will be completed in early July, turning out lights in office buildings in South Houston and the northwest, but increasing its leased area by one-third.

The office will be used for an employment program for Educare clients. The tenant is a provider of services for disabled persons. Palmer says Educare got an attractive deal for space that is close to the client base.

Chicago-based First Industrial Realty Trust had in-house broker, Brock Wilson, negotiate its terms. The 26-year-old, 254,320-sf multi-tenant building is situated on more than 15 acres.
