Work on expanding the building in the 90-acre West Ridge Corporate Center to fit LTD Commodities' specifications is expected to be completed by November.

Although terms were not disclosed, asking net lease rates for distribution space in Aurora range from $3.95 per sf to $5.25 per sf.

Access to I-88 was a factor in LTD Commodities' decision, says Colliers Bennett & Kahnweiler SVP Keith S. Stauber. He represented Ridge Realty Group along with senior associates Charles V. Canale and Kevin J. O'Donnell.

However, LTD Commodities had several options in terms of locations and lease proposals, according to the Colliers Bennett & Kahnweiler team. Vacancy in the Fox Valley submarket is running 12.8%, according to Grubb & Ellis' most recent industrial market report.
