Greig Lagomarsino of Colliers International in Oakland, who represented the landlords in both deals, says Pacific Cartage & Warehousing renewed its lease for 89,400 sf at 1065 Whipple Rd. in Whipple Road Business Park in a$1.4-million deal. Lagomarsino notes that warehouse vacancy rates in Hayward have dipped, standing at 8.8% at the end of the first quarter of 2003, compared with 10.7% at the end of 2002. He believes vacancy rates willcontinue to drop moderately in Hayward as companies take advantage of the market conditions.

Pacific Cartage & Warehousing will use its space for the warehousing and distribution of general commodity items. The company, founded in 1974, stores and transports goods from manufacturers and shippers throughout the country to their customers in the United States, particularly in Central and Northern California. Whipple Business Park is a four-building, 440,480-sf complex, with about 36,000 sf vacant, that is owned by Lend Lease Real Estate Investments. Pacific Cartagewas represented by Joseph Fabian with BT Commercial.

In the second transaction, Lanier Worldwide Inc. signed a 61-month lease for 15,008 sf at 1509 Zephyr Ave. in Hayward Business Park, an eight-building complex totaling 630,944 sf. Lanier will use the space for the warehousingand distribution of copiers, fax machines and transcription systems. Atlanta-based LanierWorldwide Inc. is a wholly-owned subsidiary of Ricoh Corp., the Americas' sales and marketing unit of Ricoh Company Ltd., a $14-billion globalmanufacturer of digital copiers and printers. Lagomarsino and Joss Hanna of Harvest Properties represented the landlord, Equity Office Properties, with John Linder of Triton Commercial representing Lanier Worldwide.
