Adam Schiller in the Dallas office for Staubach Co. tells GlobeSt.com that Shoe Carnival will back up this year's openings with another five or six in 2004 in a hard focus to penetrate the Houston market. The latest lease, with the retailer's usual 10-year term, is for the 236,000-sf Westchase Shopping Center at the southeast corner of Westheimer Road and Wilcrest Drive. Schiller and Staubach's Geoff Henrion represent Shoe Carnival.

Schiller says Shoe Carnival doors will open in early fall in a spot vacated by Walgreens, which moved to a freestanding building. He points out that the tenant mix--Target, Ross Dress for Less and Dress Barn--offered a combination tailored for a family footwear retailer and one that's not easy to find. The Houston-based property owner, Weingarten Realty Investors, had its broker, Henry Peterman, bargaining the terms.
