Westchester Medical Group, which is moving from smaller offices in Rye Brook, will occupy space on the second and third floors of 3020 Westchester Ave. This is the third medical-related lease signed at the office park, which is owned by Simone Development Companies of New Rochelle, NY, in the past year. Last year, Burke Rehabilitation Hospital leased 2,330 sf at 3020 Westchester Avenue for a rehabilitation center and ENT & Allergy Associates LLC leased 4,130 sf at 3000 Westchester Ave. McCarthy & O'Callaghan of White Plains is the exclusive leasing agent for the Harrison Executive Park and represented Simone Development in the lease transaction with the Westchester Medical Group.

Located along Westchester's Platinum Mile office corridor, Simone recently completed a more than $1 million capital upgrade to the three-building office park. Exterior improvements included totally refurbished courtyards with new block pavers, fountains and planters, new landscaping and repaving of parking lots. Inside, the lobbies, bathrooms and cafeterias were improved with new stonework and wood paneling.

Company officials note that Simone has invested a total of $25 million in the acquisition and renovation of the Harrison Executive Park. The company purchased the complex in May 2001; The office park is currently 95 percent leased.

In addition to Harrison Executive Park, the New Rochelle developer owns 1 Sound Shore Drive in Greenwich, CT, a 62,000-sf office building; and is constructing Hutchinson Metro Center, a new 460,000-sf office complex in the Pelham Bay section of the Bronx that is more than 45 percent pre-leased.
