The company, which offers food and restaurant supplies to consumers on a non-membership basis, will locate one food warehouse in 20,725 sf of leased space at the northwest corner of Interstate 17 and Thunderbird Road. The build-to-suit property, developed by Lake Development of Newport Beach, CA, is expected to open by September. Financial terms of that 20-year lease were not available.
A second build-to-suit location, constructed by the same developer, is expected to open by first quarter 2004 at the southwest corner of McDowell Road and 43rd Avenue in Phoenix, Darren Pitts of CB Richard Ellis Inc.'s Phoenix office tells GlobeSt.com. He and fellow broker, Dave Cheatham, negotiated the deals for Smart & Final. CBRE's Jeffrey Moore in the Anaheim, CA, office assisted on the tenant's team for the I-17 build-to-suit while Pitts represented the property owner, Topaz-Thunderbird of Newport Beach.
Two other stores recently opened under 10-year leases at the northwest corner of 79th Avenue and Bell Road in Glendale and the northwest corner Scottsdale and Thunderbird roads in Phoenix. Terms of those transactions also aren't available. Pitts said the locations of the four stores were selected because they are in trade areas not serviced by Smart & Final.
