The firm signed a seven-year lease, Ace Schlameus with the Houston office of Grubb & Ellis Co. tells GlobeSt.com. He and Jay Kyle, also with G&E's Houston team represented the tenant as well as the building owner, Zenith Real Estate, in the lease negotiations. The sleep clinic operator's site selection was based on the building's proximity to the hospital in Westchase, Schlameus says. The 72,9745-sf, class B building is now 80% leased. The quoted rate is $15.50 per sf.
Grubb & Ellis secured the Zenith assignment about a year ago. The 15-building portfolio is located in Westchase and other suburban addresses in the near southwest submarket, the Woodlands and Champions/FM 1960 area.
