Monarch Distribution Services, a third-party logistics provider, will relocate its Santa Ana-based headquarters and primary warehouse from 515 E. Dyer Rd., where it has been for the past nine years, to 2001 Dyer Rd. after signing a 66-month lease valued at $3 million. Jeff Chiate and Rick Ellison of Cushman & Wakefield in Irvine represented the building owner, Rock Valencia LLC of Southern California, with the tenant represented by Phil Cohen of CB Richard Ellis Inc. in Newport Beach.
Monarch, which provides contract warehousing for importers, exporters, club stores and businesses in the hardware, health care, and high technology industries, will occupy 100,000 sf of the 363,000-sf building, which was built in 1974. Monarch also maintains warehouses in Irvine and the City of Industry.
In the Corona transaction, Dart Container Corp. signed a short-term lease for 243,000 sf at 1235 Quarry St. in a transaction valued at $1 million. Mason, MI-based Dart, which manufactures foam cups and other products for the food service industry, will use the space as an extension to its existing Southern California distribution center in Corona.
Chiate and Ellison represented the building owner, a locally based private investor, with Jeff Ruscigno of Lee & Associates in Riverside negotiating for the tenant. Built in 1998, 1235 Quarry St. is a 409,000-sf distribution building that is 100% leased, with the remaining space occupied by La Canasta Furniture.
