Chuck Carmichael of the Encino office of NAI Capital Commercial tells GlobeSt.com that the building will replace the North Hollywood manufacturing and distribution facility now operated by Linzer, which is based in North Hollywood. He says Linzer occupies about 150,000 sf in multiple buildings in North Hollywood so the new facilities will serve as a consolidation site. Carmichael, represented Linzer in the purchase, along with Carey Salcido, also of the Encino office of NAI Capital Commercial.

According to Carmichael, Linzer will occupy about 155,000 sf of the San Fernando building, where it is expected to move soon. He says Linzer is marketing the remaining 55,000 sf for lease at an asking rate of 57 cents per sf per month, triple net, which is right about where rates are in the San Fernando market today. The new building will serve as the new headquarters for Linzer, which will use the facility for some manufacturing but mainly for distribution.

Linzer's new headquarters is a single-story, concrete tilt-up building that was constructed in 1985, with about 20,000 sf of mezzanine office space. Regan tells GlobeSt.com that the freestanding building Linzer purchased was occupied before the sale by a tenant leasing part of it on a month-to-month basis from Voit. David Young and Chad Ghar of NAI Capital Commercial Real Estate Services represented Voit Development Co. in the sale.

The sale of the Linzer building is the latest of three transactions in the San Fernando Valley by Voit in recent weeks, all reported on GlobeSt.com. Last week, Voit Development Co. closed escrow on a 22-acre site adjacent to Burbank Airport, where the company plans to develop a 16-building, 480,000-sf industrial park. At the beginning of the month, the company sold the Marvin Braude San Fernando Valley Constituent Service Center, which the firm had developed in a public-private partnership to the City of Los Angeles for $31.5 million.
