The St. Louis Townhomes is a $5-million project that marks the third multifamily venture for Equity Home Group LLC of Arlington, Kelvin Hoang, principal, tells GlobeSt.com. Units will range from 1,300 sf to 1,600 sf and most likely come to the sales market instead of the rental. Hoang says preliminary prices will be $105,000 to $130,000 apiece.
Hoang bought the acreage at 3511 S. Watson from Viran N. Nana, a local private investor. David R. Dunn of Dunn Commercial LP in Arlington represented the seller and Abbas Fakhri of Century 21 Judge Fite Co. in Dallas brokered for Hoang.
Dunn says the parcel was for sale for three years at an asking price of $350,000. The site has freeway visibility from Interstate 360.
St. Louis Townhomes will be modeled after New Orleans architecture in two- and three-story buildings, with delivery set for late first quarter 2004. Universal Design of Bedford, TX, is the architect.
Equity Home Group LLC has a 48-unit "for rent" development underway along Melear Drive and is working through the process to begin a project near Fielder and West Abrams in Arlington. Hoang says the region's projected population growth and the steadily growing census count in Arlington and Grand Prairie made a good foundation for turning his focus from single-family to multifamily development.
