USA Pallet's long-term lease kicked in a week ago, but the move-in started as the ink was drying on the contract to 215 NW 25th St., Pete Richardson of Dallas-based Henry S. Miller Commercial's Arlington office, tells GlobeSt.com. The deal moved quickly once the tenant made the decision that the 56,000-sf building was its location of choice. Building owner Harttle Enterprises uses the balance for dead storage, a real plus since the new tenant secured a lease with renewal and expansion options, he says.

The Oklahoma-headquartered USA Pallet exited 10,000 sf at 109th St. after searching just a few weeks and reviewing several offers, according to Richardson. He represented the tenant while Henry S. Miller Commercial's Mark Skinner negotiated the terms for the building owner, with the relationships on both sides of the table scoring the win.

USA Pallet filled space that was emptied four months ago by an air compressor manufacturer. Built in the 1960s, the building is now USA Pallet's distribution center for Texas.
