The site is on GA 20 and Jack Page Lane in the Macedonia community, about 30 miles north of Downtown Atlanta. Area brokers familiar with Cherokee County's growing attraction to developers tell GlobeSt.com KB may have to reduce the size of its planned project to meet existing density standards in the area.
County staffers confirm to GlobeSt.com that existing nearby zoning to the east allows only one house per acre. South of KB's site, the zoning calls for one house every two acres. KB's planned 500 homes on 153 acres equates to about three homes per acre.
KB's request to the county's zoning department asks for zero-lot-line zoning that would permit up to six units per acre, making the project the densest subdivision in the immediate area, brokers tell GlobeSt.com.
KB acquired the 28-year-old Colony Homes in a deal valued at an estimated $100 million, according to local brokers in a position to know, as GlobeSt.com previously reported.
