Environ Holdings, which formerly held a long-term sublease at the Main Plaza building, has now gone to a direct lease with Equity, the Chicago-based real estate investment trust, says Bert Dezzutti, SVP of Equity's Southern California Region. The Aramark lease represents a consolidation of space for the tenant from two other locations in Orange County where it was leasing from Equity. Terms of the leases were not disclosed, but real estate industry sources say that other leases at the Main Plaza property have been executed at gross rates of about $2.07 per sf per month.
Dezzutti says the two renewals are the result of the REIT working hard with tenants and the brokerage community to keep existing businesses in its buildings. Environ Holdings was represented by Jonti Bacharach of the Staubach Co., with Equity Office represented in-house by Mark Valentine. Brian Doner of Daum Commercial Real Estate, with Equity represented by Mark Valentine, represented Aramark.
The 2010 Main Plaza building is a 280,000-sf, 12-story office tower in Irvine's Airport submarket. The tower is part of a twin-building, 12-story office complex totaling 516,800 sf.
