Officials with the Lightstone Group of Lakewood, NJ say that it recently completed an extensive renovation of the interior of the 84,000-sf, six-story office building in downtown White Plains. In coming weeks, work will begin on the exterior of the building, including replacing the current brick with a granite façade, according to Frank Duran, director of commercial leasing for Lightstone.
The first phase of the program involved the complete renovation of the lobby that included a new granite floor, new wall coverings, recessed lighting and a new building directory. Elevator shells were replaced and upgraded mechanically to increase operating speed. A new state-of-the-art fitness center was also added to the facility, as well as high-speed Internet connectivity, enhanced indoor parking and a full-time door attendant. The facility also boasts an outdoor courtyard, completely furnished for tenant use, Duran says.
Officials with Lightstone did not release the value of the two-phased building renovation program. Existing tenants include Westchester County, which leases approximately 45,000 sf of space, the State of New York, which occupies an entire floor of 12,300 sf, as well as PCA, which has a 3,000-sf office and the law firm of Greenspan & Greenspan, which also maintains a 3,000-sf office. Currently, 150 Grand Ave. is 90% occupied.
The Lightstone Group owns and manages a portfolio of 15,000 apartments as well as office, industrial and retail properties totaling more than 8.7 million sf of space in 16 states and Puerto Rico.
Duran says that at the moment, the 150 Grand Ave. property is the company's only asset in New York. However, he adds, "We are looking to expand our presence in the (Westchester area) market."
