National Closing Solutions of Auburn, CA, moved into 14,364 sf in a relocation 1 Sugar Creek Center Blvd. so it could expand, says Steve Burkett in the Houston office for Dallas-based Staubach Co. He represented the tenant and Wanda Wilson and Marci Phillips, both with Houston-based PM Realty Group, negotiated for the building owner, KBS Realty Advisors of Newport Beach, CA. Since January, the office building's occupancy rose from 65% to 85%.
The new tenant is a full-service real estate settlement services, vendor management and post-close servicing company providing title insurance, escrow services and ancillary products to the first mortgage, refinance and equity mortgage industry.
A 13,416-sf office was taken over by Avnet Inc., a Phoenix-based, worldwide distributor of computer products and services. The firm, which moved from 1400 Gillingham Lane in Sugar Land, uses the space for a regional office for sales, technical support and administrative functions.
Walker Barnett, Bill Byrd and Mike Taetz of Colliers International's Houston office represented Avnet. Barnett isn't talking about the price, but did say Avnet was attracted to the affordable rental rates and tenant improvement allowances. The quoted rent is $15.50 per sf.
