Integrated Command Software Inc. has renewed its lease for 5,737 sf ofoffice space at 11000 Richmond in the Westchase submarket of Houston. GloriaParrino with Houston's Betz Commercial Brokerage Inc. tells GlobeSt.com thather client looked extensively in the Westchase market for office space. Asthe renewal grew near, the building owner got aggressive in its deal making,which convinced the tenant to renew, she adds.
Integrated Command Software provides software applications to the securityindustry. According to Parrino, the renewal includes a 1,000-sf contractionof the firm's previous space. She says Integrated Command Softwarecompletely reconfigured its space and developed a more efficient floor plan,which allowed them to shed some space.
The 115,784-sf building is owned by Woodbranch Partners, Ltd and wasrepresented in the lease negotiations by Kristin Porter of Grubb & Ellis'Houston office. Parrino wouldn't share lease terms, but the advertisedasking rate at the class B property is $15.50 per sf. The building, whichwas originally constructed in 1982, underwent a major renovation last year.
