The new development will consist of two buildings that will comprise a total of more than 848,000 sf on a 36-acre site at 19400 Harborgate Way, according to Chris Bell, project manager for Oltmans. The 848,000 sf will include one building of 428,952 sf and another of 419,695 sf on a site that was formerly a Boeing aerospace facility. Before that, it was used for the manufacture of McDonnell Douglas transport planes. Oltmans is the general contractor for the project, which is being designed by Hill Pinckert Architects of Newport Beach.

Eric Knirk, a partner with Los Angeles-based Fremont, says the buildings have been designed for flexibility to accommodate logistics, as well as manufacturing and corporate headquarters uses. Fremont is developing the center in a joint venture with RREEF and CalPers. Knirk says the combination of very little industrial land remaining in the South Bay for projects of this scope and the skyrocketing cost of land makes this development "likely the last of its kind in the area for the foreseeable future."

The two buildings will be of concrete tilt-up construction with large truck yards, dock high loading, 30-foot minimum interior clearance, ESFR sprinkler systems and offices built to suit. Bell of Oltmans notes that the project will feature some six acres of landscaping and on-site parking for 450 cars. Bill Peters and John Schumacher of the Torrance office of CB Richard Ellis are the listing agents for the buildings, which are being offered for lease and are expected to be ready for occupancy in November. The project site is near the Normandie Avenue exit of the San Diego (405) Freeway, and is adjacent to Fremont and RREEF's totally leased, 1.5 million sq. ft. Harbor Gateway Commerce Center.
