Premium Impressions Inc. is settling into 11,000 sf at 901 Avenue T after signing a three-year lease for the Grand Prairie property. The firm doubled the leased area in a relocation from Post & Paddock, also in Grand Prairie.

Pete Richardson of Henry S. Miller Commercial's Arlington office tells GlobeSt.com that the promotional items supplier looked for eight months before finding the right combination of office and flex space. The deal closed at "market rate," he says.

"Market rate" has become a favorite phrase as negotiations take a hard line to get tenants in the doors. According to Grubb & Ellis Co.'s second-quarter report, the submarket gets an average of $8.14 per sf for flex space, but "market" is most often shaving at least 10% off the quote.

Richardson was the tenant's representative while Michael Pinatto of Dallas-based Lincoln Property Co. handled negotiations for the building owner, Met Life of New York City.

At 3301 Century Circle near Texas Stadium, McCormick & Co. extended a long-term lease by 36,000 sf to take over an entire 106,200-sf building owned by International Capital of Dallas. The warehouse serves as a storage and distribution center for the spice manufacturer's nearby "Flavor Division" at Century Circle and Regency Drive.

Christiane Hepfer, International Capital's president, led her side of the negotiations and Gil Hutzler of CB Richard Ellis Inc.'s Baltimore office represented the tenant. International Capital acquired the 5.2-acre asset in 1999, a year after it delivered.
