London-based privately held Duegro Projects USA is moving in this week to a 15,200-sf office/warehouse space at 16445 Air Center Blvd. in a four-year lease after canceling a 22,400-sf commitment for a similar office/warehouse facility, owned by the same firm and situated across the street, Pollard Galipp of the Woodland's Cypressbrook Co. tells GlobeSt.com. He cites the economic downturn as Duegro's cause for the downsizing while confiding that the owner already has a new tenant waiting in the wings for the soon-to-be-vacated space.

The 70,060-sf building is part of Malvern, PA-based Liberty Property Trust's 1.4-million-sf portfolio in Houston. Liberty owns four other buildings along Air Center Boulevard near George Bush Intercontinental Airport. Andrew Mele, vice president and head of Liberty Property Trust's Houston office, negotiated its terms.
