Owned by UBS Realty Investors of Boston, the mall has long been considered Dallas-Fort Worth's premier shopping arena, but has been facing stiff competition for consumer dollars in recent years as equally large venues opened doors north of the city. The mall, built in 1982, will be "reinvented" as others of its ilk have done to keep pace with suburban development.
The Dallas Galleria will be repackaged into a European-style street setting with retail selection sorted by consumer focus and clusters of specialty stores. The plans call for reducing the size of the ice skating rink, but adding more seats and gaining more balcony space. On the north end, a two-story addition will rise for a home-furnishings retailer and restaurant while the mall's west entrance will be enlarged with a three-story portal and enough space for two upscale restaurants.
"The redevelopment and expansion of the Galleria is the most exciting change to happen since the shopping center's opening," Peggy Weaver, the Dallas Galleria's senior general manager, said in a press release.
Dan Cheetham, principal for San Francisco-based SMWM and Hargreaves Associates, is spearheading the Galleria project, with Omniplan of Dallas as architect of record. Dallas' VCC construction holds the general contractor's award.
The Dallas Galleria's first major overhaul in 21 years will deliver about the same time that its manager, General Growth Properties, pushes on its joint venture with Hillwood to start Circle T Mall, a 1.6-million-sf "retail resort" near Alliance Airport in Northeast Tarrant County. Closer to the Galleria in Garland, Simon Property Group says it will start work next year on the one-million-sf Firewheel Town Center. UBS hired General Growth as the manager in December when it bought the Dallas Galleria although it is one of the mall's main competitors as owner of Stonebriar Centre in Frisco and Vista Ridge Mall in Lewisville, both high draws in the foot traffic count. The Dallas Galleria, at last count, attracts 16 million visitors annually.
