A 110,590-sf building in southwest suburban Tinley Park was bought for $10.2 million. Sam's Club holds a 20-year triple-net lease on the property, which resulted in a capitalization rate of 7.3%. Proceeds from the sale of an apartment complex were used.
Meanwhile, another investor used the proceeds from the sale of a parking garage to buy a 114,513-sf building in Trotwood, OH. Wal-Mart holds a triple-net lease on the property for another five years. The capitalization rate on that property was a lofty 10.2%.
