John M. Talhelm and Kevin A. Erck, both in the Houston office of Cushman & Wakefield of Texas Inc. represented Glacier Water in negotiations for a five-year lease at 8395 Kempwood Dr. Erck tells GlobeSt.com that Glacier looked at 12 other options in both new and second-generation space.

Erck says the rates on second-generation space made it an unbeatable deal. He explains the firm looked at all available second-generation space, then narrowed the list to ProLogis-owned buildings--a decision based on the positive experiences at the REIT's Afton Drive structure. Jeremy Giles was ProLogis' in-house representative negotiating the deal.

Glacier Water Services new space is part of the 165,805-sf Kempwood Business Center 4. The park's rent is quoted at 25 cents per sf.

Glacier exited space along Afton and Inter drives. The Vista, CA-based tenant supplies more than 14,000 water vending machines in 38 states.
