National Pacific Dental & Pacific Dental Benefits has been in the 119,009-sf building since August 1999, Janae Evans of the Houston office of Transwestern Commercial Services tells GlobeSt.com. The renewal and expansion carry seven-year terms, she adds.

"We were really persistent in finding a way to create value for our client while also accommodating our anchor tenant's request to restructure current lease terms," Evans said in a press release. We were able to negotiate favorable terms for an expansion and early extension of the lease, which was an affective means for generating positive absorption in a sluggish submarket." The office building is located near the intersection of Interstate 45 and Loop 610.

Evans represented the building owner, Intervest-Houston NLW. Don Marek of Dallas-based Mohr Partners' Houston office bargained on National Pacific's behalf. The Houston-headquartered National Pacific Dental & Pacific Dental Benefits operates in California, Illinois, Maryland, Nevada and Texas.
