ST Inverter American, an electrical assembly company, took 60,711 sf in a 65-month lease while StorageQuip, a storage equipment firm, made a five-year commitment for 12,864 sf. The inbound tenants will fill the balance of a 99,121-sf building at 6350 W. Sam Houston Parkway North and take the park's occupancy to 90%, Kit Dolan, managing director here for Dallas-based Proterra Properties Inc., tells GlobeSt.com.

With the deals now done, the 34-acre park has a 42,143-sf building left to lease in the first phase. There are another 20 acres poised for development.

Dolan, who handled negotiations for both leases, says ST Inverter, a new joint venture between French firm Schneider Electric Industries and Toshiba of Japan, will create about 90 assembly plant jobs in Northwest 8 Business Park. The location will provide space for administrative offices, assembly areas for digital speed drives and warehouse as well as research and development functions. Move-in is set for mid-September. Brad Marnitz of NAI Partners Commercial Realty here represented the JV.

StorageQuip will move into its space in October, according to Dolan. The firm, which sells and installs storage equipment, is relocating from a similar-sized distribution space at Brittmoore Tanner Business Park.

Dolan says a shift in business practices pushed the firm to lease a site with more visibility for its local operations. Marc Drumwright of locally based Southwest Realty Advisors represented StorageQuip.
