The Huntington Beach, CA-based chain intends to add three more locations in the coming months, eyeing space in Sugar Land, the Woodlands and Houston's Westheimer Road, David Stukalin with Dallas-based Weitzman Group's Houston office tells GlobeSt.com. He and Brian Glaser in the firm's Dallas office are handling the chain's Texas expansion.

The 1310 W. Sam Houston Parkway store is a 5,500-sf freestanding building, which was previously leased to Mason Jar. Stukalin says BJ's Brewhouse paid "key money" to free Mason Jar from the site and then inked its standard 20-year lease. According to the Harris County Appraisal District, the building is owned by the Permanent School Fund of the State of Texas and managed by the General Land Office in Austin.

The restaurateur will gut the interior and expand the building to 6,500 sf. The plan is to open at the end of the year. Stukalin says the chain's prototype building ranges from 6,800 sf to 7,200 sf. He says renovations most often are north of $1 million.

The region's first BJ's Brewhouse opened at the 2002 close in 11,000 sf at 515 W. Bay Area Blvd. in Clear Lake. The chain has two locations in the Dallas suburbs of Addison and Lewisville. The 19-store portfolio also includes restaurants in Arizona, California, Oregon and Maui.

According to Weitzman's midyear report, several other restaurant chains have ticketed Houston as an expansion destination. Inbound to the Energy City are Cheesecake Factory, PF Chang's, Philly Connection, City Wraps, Panera Bread and several wings-style franchises.
