A 20,000-sf building at 905 W. 13th St. will be enlarged to 36,000 sf to tailor it to newly signed Acadia Elastomers Corp. The firm leased the building for subsidiary, JM Clipper, a gasket manufacturer.
James Foreman, Sandra Harris and Beau Kaleel, all with the Houston office of Cushman & Wakefield of Texas Inc., represented the tenant. The developer's terms were negotiated by in-house brokers, Welcome Wilson Jr. and Ryan Wassaff.
Also, Foreman and his team sold 1718 W. 13th St. to GSL Industrial on behalf of Houston Marine Containers Inc. To close the deal, a 10-acre tract was carved from the original listing of 22 acres and a 28,050-sf building for $2.5 million, Foreman tells GlobeSt.com.
Foreman says Marley Cooling Technologies thought about buying the property although the preference was to lease. GSL Industrial stepped up to the plate, bought all but 10 acres and leased the building to Marley, which is now moving into the structure. The lease was crafted by Wilson and the tenant's representatives, Bob Berry, Corey Ferguson and Jeff Venghaus, all in Dallas-based Staubach Co.'s Houston office.
