The four-story, 296,000-sf concrete building is located at 2301 E. 7th St., near Mission Road in the Boyle Heights section of Los Angeles. The buyer will occupy approximately 180,000 sf for its garment business and lease out the remaining space, according to Cushman & Wakefield's Dwight Hotchkiss, who along with Jim Panting of Commercial Realty Advisors represented the seller, Method Art Corp.
Hotchkiss notes the transaction was unusual in that much of the demand for older multi-story buildings in Downtown Los Angeles of late has been for loft conversions rather than owner-user deals like this one. Mike Smith of the City of Commerce office of Lee & Associates represented the buyer.
