The building is located on 3.7 acres in the planned industrial district about a mile from the Downingtown exit of the Pennsylvania Turnpike, giving it easy access to Routes 100, 113, 202 and the Route 30 bypass. The building has 7,000 sf of finished office space and 38,850 sf of warehouse area with a 20-foot ceiling. Knauer plans to lease the property at a triple-net rental rate of $6.75 per sf.
