The agency is being forced to relocate from its digs at the Naval Annex due to an impending demolition that will make room for a new memorial. Terms of the agency's deal with property owner Suffolk Properties are not readily available, but Advantis's Mid-Year 2003 Office Report indicates that class A office space in the Annandale/Falls Church/I-395 submarket leases for $25.75 per sf.

"This is a significant deal for Northern Virginia, not only in its size but the fact that this transaction represents real absorption in the market," said Trammell Crow Co. senior vice president Scott Killie. Trammell Crow represented the building owner in the transaction, while Capital CREAG stood in for the General Services Administration and MDA. "Along with the recent leases signed at Midrise III at Avion and Arboretum II in Reston," Killie adds, "this signifies a trend of government expansion in the Northern Virginia area."
