If site approvals and other variances are obtained, Ocean Gate Commons would rise on a 30-acre site on Route 35 in the Oakhurst section of Ocean Twp. Initial plans also call for two retail pad sites totaling 13,000 sf, which would contain restaurants and/or banks, according to company officials. The proposal also calls for 1,000 parking spaces.

According to a published report, Ceruzzi officials say they have lined up Stop & Shop Supermarkets as one anchor for Ocean Gate Commons. Another proposed anchor would be a national bookstore chain, which company officials decline to identify. Observers, however, say that the developer is in discussions with Barnes & Noble.

Ceruzzi's proposal also calls for substantial road improvements to improve access to the site. The plan also calls for moving an historic house currently situated on a portion of the tract to the township's historical museum.

Township officials have given no indication of a timeline for their approval process.
