Inventec USA Corp. had occupied 65,000 sf at 6215 West by Northwest since the building delivered five years ago. In March, the bottom line was pushed to 115,000 sf for a renewal and now it's been upped to take the balance and bring in two northwest submarket locations under one roof, Stephen B. Schneidau in the Houston office of Cushman & Wakefield of Texas Inc. tells GlobeSt.com. He says the rental rate came close to the asking price of 34 cents per sf. The consolidation has been completed, with the tenant emptying industrial spaces along Kempwood Drive near Beltway 8.
Schneidau and C&W Houston brokers, David L. Cook, Jeff G. Peden and Marshall V. Davidson Jr. bargained the deal on behalf of the building owner, Minnetonka, MN-based OPUS Corp. Michael Palmer and Ron McWherter, both in CB Richard Ellis Inc.'s Houston office, represented the Taiwan-headquartered Inventec, which uses the location for final configuration and servicing of PC-related products.
