The largest lease, 12,813 sf, was signed by Principal Life Insurance Co. of Des Moines, IA, which is planning to occupy in November, Lee Moreland, vice president and regional manager for CMD Realty Investors' southwest region, tells GlobeSt.com. He says the five completed leases have terms ranging from five to seven years. The 16-story building has a quoted rate of $18 per sf.

Principal is consolidating two Houston-area offices into 2603 Augusta. Moreland says the inbound tenant took roughly the same amount of office space as the other two sites combined. Brent Tomlinson of Tomlinson Commercial Real Estate in Houston was the tenant's representative. Bob Cromwell and Brad Lynch of Moody Rambin Interests, also in Houston, assisted Moreland in negotiations for the CMD Realty-owned building.

A five-year tenant, TR Moore & Co., added 1,459 sf to take the total to 9,081 sf. The firm will take over the extra area in the coming weeks. Don King in the Houston office for Dallas-based Staubach Co. represented the tenant.

Dynamic Graphics Inc., represented by Mary Maxey of CB Richard Ellis Inc.'s Houston office, also re-upped and rolled in another 2,251 sf. Also a five-year tenant, the firm now occupies 5,113 sf.

Robert Beamon renewed a 1,728-sf office and Branson, Fowlkes & Co. Inc. held tight to 3,259 sf. Doug McGregor of Post Oak Realty Advisors in Houston bargained the terms for Beamon. Eric Anderson with Houston-based Transwestern Commercial Services represented Branson, Fowlkes & Co. Both firms moved into the high-rise in 1998.
