Mike Novelli and Pollard Galipp, both with Cypressbrook Co. in the Woodlands, represented Cedar Rapids, IA-based McLeod in the talks. Galipp tells GlobeSt.com that McLeod had been subleasing from Level 3 Communications Inc., but the pact recently expired. He says the market was surveyed and other options reviewed, but the logistics of moving and an offer to "considerably revamp the space" kept the tenant in place and the building fully leased for the Woodlands Operating Co. LP. The structure's balance is occupied by El Paso Global Networks.
Damon Palermo represented the Woodlands Operating Co. in the negotiations. The building's rates ranged from $14 per sf to $16 per sf. McLeod USA also holds the master lease to a sister property at 9012 New Trails Dr., a 68,868-sf building also on the market.
